We market your vacant unit across the Triangle Multiple Listing Service (TMLS) and the top national rental syndication sites — the same channels that have moved Triangle rentals for the last 26 years. Every applicant passes through an Equifax credit and background check with a strict, verifiable threshold: a 635 minimum credit score, a debt-to-income ratio of 55% or lower, and zero tolerance for prior evictions, collections, charge-offs, or judgements.
Why 635 Credit and 55% DTI?
These numbers are not arbitrary. After more than two decades of placing tenants across the Triangle, we know where the default-rate inflection sits. Below 635 credit, the probability of late rent rises sharply. Above 55% DTI, even employed tenants with good credit start to miss payments when life events compress disposable income. We hold these thresholds because they work, not because they’re easy to advertise.
The 24-Hour Turnaround
When a qualified applicant is identified, the application-to-lease-signing window runs 24 hours. We pull credit, call employers, talk to prior landlords, and check eviction history in parallel — not sequentially. Approval, lease prep, deposit collection, and move-in date scheduling are completed before competing units make a decision. Faster decisions place better tenants.
What’s Optional
Two services that improve outcomes when they fit:
- Obligo deposit-free leasing — qualifying tenants skip the cash deposit while you retain full financial protection through Obligo’s billing authorization. Widens the applicant pool without lowering screening standards.
- Asset Protect Renters Insurance — $15/month policy bundled at lease signing. Tenants may bring their own qualifying coverage instead.
Both are optional. Both reduce time-on-market and tenant-quality-related vacancy. Neither replaces the 635-credit floor.
