Why Maintenance & Inspections Matter More Than You Think
The rent check is the headline. The asset value is the story underneath. Property Maintenance & Inspections is the discipline that keeps the asset value intact across years of tenancies — so when you eventually sell, the property reflects appreciation, not deferred-maintenance discount.
24/7 Emergency Dispatch
Tenants reach a 24/7 line. The dispatch coordinator triages — water leak gets a same-day plumber, no-heat in winter gets emergency HVAC, a sticking door waits until next business day. Vetted Triangle contractors handle the work; you’re notified through the Buildium owner portal but you don’t need to coordinate. The middle-of-the-night call doesn’t reach you. That’s the entire point of hiring a manager.
Quarterly On-Site Inspections
Four times a year, we walk every property. The inspector — usually the same one returning to the same property — checks:
- Exterior condition (siding, paint, gutters, trim)
- HVAC system and filter condition
- Plumbing fixtures and visible piping
- Smoke and CO detector function (battery test)
- Electrical fixture safety
- Lease compliance (occupancy, pets, smoking, business use)
- Deferred-maintenance flags (slow leaks, pest signs, mold conditions)
The report comes back through your Buildium portal with photos. You can see the property from anywhere in the world. Most Triangle competitors inspect annually. Four times a year is four times the data — and dramatically fewer surprises when capex finally hits.
Monthly Tenant Reminders
Furnace filters are the cheapest preventive maintenance there is. We send tenants a monthly text and email reminder to swap the filter. It costs nothing. It prevents the most common expensive HVAC repair. Small habit, big asset protection.
When Maintenance Becomes Lease Enforcement
Sometimes an inspection finds more than a worn weatherstrip. Unauthorized occupants, undisclosed pets, smoking damage, business use of a residential lease — these are lease violations that require formal action. We document, notify you, issue the cure notice, and if needed, escalate into Eviction Services. The chain from inspection to enforcement is in-house — same team, same standards, same timeline.
For investors planning portfolio additions, our Investment Property Services bridges directly into ongoing management — same inspection rigor on every property you add.
